If you were going to sell your property yourself, where would you begin? A yard sign, an Open House, a newspaper ad? In reality, less than 5% of homes sell through those methods.
One advantage of using a strong real estate firm is marketing experience. At Crosswind Realty, we know which forms of advertising really work. Marketing is expensive, and it only makes sense to spend the money where you are most likely to see a return on investment.
While some advertising is important, the reality is that nearly all serious buyers work with a Realtor when they get past the browsing stage and are ready to purchase. Realtors find suitable properties for the buyer through the MLS and through relationships with other Realtors, not through advertising.
There may be dozens – or even hundreds - of properties that match a particular buyer’s criteria. Whether or not the buyer’s agent chooses to show your property might come down to “luck of the draw”. The key is to catch the buyer’s attention – the buyer then directs his or her Realtor to those homes or lots that are of the most interest. Internet marketing is paramount!
I have also received additional training and certification as an e-PRO Internet Professional, so I know all the tricks to give your property maximum exposure on the Internet. My listings are viewed by tens of thousands of buyers on the Internet each year.
E-mail announcements featuring your home will be sent to my database of thousands of active buyers who have asked to know about new listings.
I have also been certified as a Luxury Home Marketing Specialist, and I’m one of just a few Realtors in Austin with that designation.
When your property is advertised, it should look its best. I will professionally photograph your home and create an extensive Virtual Tour and offer advice on ways to “stage” your home to sell. Because photos sell, we even do Virtual Tours for raw land - very few agents offer that.
Because so many buyers relocating from out of state find me via the Internet, I’ve been featured in the L.A. Times in an article about Californians flocking to Texas. I have worked with The Travel Channel to film one of my lakefront buyers in a 30-minute episode of "Vacation Home Search".
All forms of my media exposure direct readers and viewers to my websites, which feature YOUR property, so you directly benefit! In addition, I have been a guest speaker on TALK RADIO 1370 Austin. I also get frequent calls from local appraisers asking questions about particular areas or homes on the lake so they can better prepare their appraisals.
I even consider it a privilege getting calls from other REALTORs wanting to know information about things on the lake so they can better serve their clients.
I am looking forward to discussing all of these advertising options with you in detail. Together, we can develop a marketing plan that will get your property sold!
I’m always open to new and improved ways to keep my clients happy and informed. Please contact or call me at 512-845-5896 if you have any suggestions or questions about selling or/and buying your next home. I welcome your call.
